If only the window sill is decaying, then it could be a simple fix. Consult a professional carpenter to determine if the rest of the window is sound. Another simple fix would be loose putting around the sash. Loose putty allows dampness to get between the glass and wood. This moisture speeds up the rotting process of the wood. Simply remove the loose putty and replace it with new putty. Most hardware stores carry putty to perform this repair.

Casements are a hinged window that generally open inward like a door. They use cranks, levers, or handles to operate the movement. This window is often paired with functional, outside shutters.

A casement window may only need simple fixes like tightening the hinge screws, or adjusting the striker plate for a tighter seal. Home owners simply need to keep the window tracks swept out for ease of operation. Oiling the tracks annually can also extend the life of the window and keep it functioning without rust for years.

Double-hung windows are set-up so that the top window can slide down and the lower window can slide up. This style is very weather tight and reliable. They work through the use of weights and pulleys or springs. The most common issue with this type of window is the sash being painted shut. Short of home improvement mishaps, another issue with these would be the sash cords fraying or breaking.

During the summer months, a double-hung window offers natural cooling. By creating a natural air flow by opening both the upper and lower sash, this style window is energy efficient. The single-hung window only allows the lower sash to open. This style is cheaper than the double-hung, but lacks in the natural cooling aspect. This wouldn't matter for homes that have air conditioning.
